How does a racing car game studio (e.g makers of Forza or Gran Turismo) get the license from car makers and how does the licensing model work?

Now spiderman is owned by Marvel Comics. So they must be having the copyrights of using its pictures, logos or any form of representation which will connote Spiderman per se. Since "Spiderman" is a known thing and if u put it in most of the things which is sold to kids then the product will sell. Thus they will license the use of pictures and logos to be used by some apparel manufacturer in there line of apparel. Use of Spiderman assets will virtually guarantee some sales and this expected sales should be greater than the sales if the apparel manufacturer would have used its own brand. So the apparel manufacturer will buy the license from Marvel Comics. The manufacturer will earn the revenue from the sales of those licensed products but will give a cut of that profit to the licensor(Marvel).
