How do you calculate annual rent?

How to calculate total rent?

  • Hi Just took out a 12 month lease and my rent is £310 Per Calendar Month (PCM) I'm confused over the whole 48/52 weeks business as some people incorrectly times their weekly by 4 for the number of weeks. I would like to know the total annual cost of the rent from the start to the end of the tenancy and the weekly cost too Thanks

  • Answer:

Per Calender Month so one would assume 12 equal payments per year £310 x 12 = £3720 £3720 / 52 = £71.54 If they are quoting PCM and not actually charging as such, well, the only way to say for sure is to ask them

There is no weekly cost. The annual cost is 12 x £310, so £3720. The weekly equivalent is £71.34 but it has no legal meaning on a monthly tenancy. Don't forget a month is usually longer than 4 weeks. EDIT: and a year is longer than 52 weeks.

It's 310 per calendar month. There are 12 calendar months in a year. Therefore, your annual rent is 310 x 12. If you want to know the weekly cost, divide that number by 52. The number 48 has nothing to do with any part of these calculations.

Yearly rent = ((electricityPCM + waterPCM + gasPCM + 310) x 12) + council tax Weekly rent = Yearly rent / 52
