How much will house prices drop in the year 2011 in British Columbia, Canada?

In Canada, are house SALE prices (not asking prices) publicly available?

  • If yes, where can I search for them? I believe they are because when I purchased my first home, my real estate agent provided me with a list of many historic sale prices of specific homes in my area (including 5 of the house I bought). Thank you.

    The reason your agent provided you with that information is because your agent is probably a realtor and has access to MLS. MLS stores previous history of all homes that have entered the system through a realtor (only realtor listed homes appear on MLS - FSBOs etc do not). So he has access to that information. If you ever wanted to know a price of a specific home, you can call your local real estate board and ask and they generally always provide that information. If not, call any agent and they can provide you with that information. Or even call the listing agent when a place sells to ask how much it goes for - I have never met an agent that won't say.

No. Obviously you can use MLS.ca to locate houses and determine their asking prices. However, private sales are not public information nor are sale prices registered in the title transfer at the land titles office. The only people who know are the two parties, lawyers, banks, and realtors. However, if you read the fine print of the realty contracts, the realty agencies are permitted to share this information (i.e. they track them themselves and share it as part of the MLS system). Only realtors have access to this information.
