How does a 3-day notice work?

Can I include a letter with a 3day notice?

  • I'm having to write out a 3day notice to pay rent or quit. Is it also OK when I leave this to also include a letter to this loser tenant? I want to tell him I'm fed up with his games & either pay or get out. I'm suggesting he just move because I can easily get someone else in there. I want to include proof of what rents are going for in the area. He is paying $200.00 less & acting like a fool on top of it.This idiot moved a dog in without permission that has torn the place up, plus moved a girlfriend in who I didn't rent to. He has hung up stuff on the porch digging holes in the stucco. Since he has installed this stuff on the porch, can't I insist he leaves this to not tear the stucco up more & now leave holes? It's now actually become part of the property now.

    Keep things simple. There is no reason in the world to wire some contenteous letter. You can only use a 3 day notice if you are evicting over rent. If you are evicting over the animal or gf you have to use a "cure" notive, which can be anywhere between 5 days to 15 days, depending on your state. If you just want him out you use a 30 day notice. Just keep it at what you legally have to include, skip all the extra.

Just keep it strictly business so you don't make it any worse for yourself. Don't give the tenant any ammo to shoot back at you in a court of law.
