How does a 3-day notice work?

Should I serve a 3day notice?

• I have a tenant who is now telling me he will not be able to pay his rent until the 11th & his rent was due on the first. Since he has lived there a long time, I went ahead and told him OK & told him to include all late fees when he pays. He has been late before but never by this much time. Do you think I should tell him we need to post a 3day notice just in case he doesn't come up with the money? That way I would at least have something done before beginning an eviction. I've never served a 3day notice before or had an eviction. I'm hoping this time not to, but it isn't looking good. If he is already this late, how he is going to be able to pay the full rent for June 1st two weeks later? I can't get over his excuse of why he can't pay, he said he bought a new car. Unbelievable that he would actually think that's a reason not to pay the rent. There's really NO EXCUSE..the rent is due. All my bills are due regardless of what I buy, & I wouldn't buy a new car if I couldn't pay my rent or mortgage. This is I'm sure why I own & he doesn't. I'd think under the circumstances he'd settle for a used car but obviously not.

  Say that you do in fact evict this tenant, do you have another tenant lined up to take this place?
