How to find a good real estate broker to work for?

Being a new real estate agent do I need to find a mortgage broker to work with me?

    There are many professional individual you would need on your team to make you successful. You meet these individuals through networking through professional groups such as the Chamber of Commerce, real estate investment groups, school PTA membership, churches and other professional organizations. In addition to a mortgage loan officer, your professional team should consist of a doc signer (Notary public) insurance agent, home inspector, an attorney, and title officer. There are many others you would eventually add as you obtain more experience in your chosen career field. These individual would also be referring clients to you as you would them. You would be passing out their business cards for potential clients seeking their services and they would be doing the same by passing out your business cards. You would be changing these individuals as they would not be doing you any favors by not passing out your cards. You would want individuals on your professional team that would want you to succeed, because when you succeed they succeed. Waiting for someone to find you might put you behind the eight ball. I find that being a little aggressive as oppose to sitting on your behind at the real estate office would be a mistake. Your position is a position that allows you to get out and meet people. The more you meet the more successful you would be. Sitting in your office waiting for clients to come to you would be a huge mistake for your career. In order for you to succeed in the real estate field as a real estate agent, you would have to prepare yourself a marketing plan. Without a marketing plan you are doomed to fail. You would need a plan that is economically in your range to be successful. You might consider working a farm, getting to know the people in a certain area that might need your services. You would also meet the local business people in this area. You would be wise to see if you are able to place display adds in local retail outlets. This farm, in addition to other methods of meeting individuals that would need your services and businesses that would assist you in being successful. Get out pass out fliers and business cards, talk to people establish a data base of those that you speak with.Once you have established a date base do a weekly or monthly mailing by emailing (Cost-time) Get your title officer to provide a farm package for you. Work this farm, set yourself up for success. Plant the seeds that you are the expert in your farm area. If you are not the expert then someone on your professional team would be an expert. If you fail to recommend or refer others, others will fail to recommend or refer others to you. This is the nature of the real estate business referrals. I would rather have a referral as oppose to cultivating a new client. A referral has been sold on the type service you offer. I would assume as a new agent, that your broker has some type of FORMAL training program. This would be covered. However, while you should be very careful in recommending people, it would be wise to have a lender or two that you can go to (not every lender will do every program). I would find a lender that can do gov loans and one that can do conven loans. A settlement company, home inspector, and most important, a handy man.

No. Usually mortgage lenders will come to you (and your office) and give you material to give to buyers. When you have a buyer, the first thing you should find out from them is if they have been to a lender and gotten pre approved for a home loan. If they haven't, you can suggest a couple for them to talk to. Then after they get that, you can begin searching for homes, etc. Otherwise you could be potentially wasting your time. As for title companies (closing), you can get a suggestion from a colleague as to who they use most often, and start there. The more closing you do, with different title companies (because you will not always be on the choosing side), you can get a feel for which one you like the best-more importantly which one gave you the most feedback and response when requested. Nope. In fact, I have had realtors recommend mortgage brokers. People know to run away from these since the realtor would get a "kick back" for referring a loan. And it's usually not the best mortgage around. Suggestion: If anyone ever comes to you for help finding a house, tell them to get pre-approved for a mortgage. Do not waste your time with people that cannot qualify for a mortgage. Again - they will waste your time. Refer them to a local small bank or credit union in your area. They can find their own mortgage and do the shopping themselves. A realtor does not do this.

Your customer is the one who needs the mortgage broker, not you. And the code of ethics says you are not allowed to recommend any particular company. I suggest that you discuss this with your broker.
