Can you rent a state park in Connecticut?

My brother inherited my Dad's Mobile Home, now the Mobile Home Park won't let him move in?

My Dad gave my brother his mobile home in California as an early inheritance so my dad could get the MH and the Mobile Home park lease/rental agreement out of his name so he can qualify to buy a house in another state (Oklahoma) with me and my daughter to spend his last years as it’s getting more and more difficult to get in and out of his MH, and he needs help with his daily routine. (He’s 82). He can’t have any interest/liability in the MH (space rental or otherwise) to qualify to purchase the home in Oklahoma. So, my dad cannot start escrow on the home he wants to buy until my brother’s name is on the park lease, and my dad’s name is removed. The Problem: My brother is a self-employed contractor. The park wants paystubs for the last two months, and he doesn’t have them. He makes plenty of money to pay the rent, and the MH is paid for in full, so the rent payment is all that is required of him. ($778/mo). He has offered to keep an additional two months’ rent on the books. The park manager has told him he can’t move in without a co-signer, which my brother doesn’t have one as it can’t be my dad, and my situation will not allow me. What should we do? (Btw…My dad had his home on the market for 2 months until he decided he would gift it to my brother so he could get moving to Oklahoma). I ask this question to myself: What if my dad had sold his home to a complete stranger, that paid cash, had terrible credit, and no current job to show proof of income? Would the buyer have to renege on the purchase because he/she can’t move into the park? For the 2 months my dad’s home was on the market, the MH manager never told him that the sale would have to be contingent on the buyer “qualifying” to rent the space. I need to get my dad out here to Oklahoma because he needs help with his daily routine to say the least, and I don’t want him to fall down and end up in a nursing home in California which we’ll never get him out of and he’ll die in there! I don’t know what we can do. I feel at a standstill. And no, there are no co-signers available. Thank you for your input…

    Very simple. Just have your brother show the landlord last years tax returns. I'm sure that all the income has been reported so there shouldn't be a problem. What did you say? He committed tax fraud by not reporting his income? When then he is screwed.

the sell is not contingient on the buyer qualifying for a rental space EXCEPT if the new owner wants to keep the unit in the current park. Since your brother is self-employed, he needs to provide tax returns for the last two years. No taxes = No income = No rental space On the other had, are you sure that your father will be able to get a home loan. At the age of 82, I see if very doubtful. - wouldn't it just be easier to build a ramp to the door of the MH?

The park would not rent to the stranger purchaser you mention, for the same reasons they are hesitant to rent to your brother. That sale would have to be cancelled due to their inability to qualify for the lot rental. They are not under any legal obligation to notify your father of this requirement, not least of which is that is is a generally understood principle anyway. So your focus needs to be on how to get your brother qualified for the lot rental and your dad to OK. One thing the park management may do is consider alternate documentation for your brother's case. Even though he does not get a paycheck with paystubs, he can provide months of bank statements showing a regular pattern of deposits as he is paid for his jobs. On top of that, he should also be able to provide two or more years of tax returns to document his income. These are normally acceptable to mortgage lenders when qualifying a self-employed person for a home loan, so the park should also be able to use these documents. If this doesn't work, about your only option would be to rent the MH in CA, and have your dad rent in OK (using the MH rent from CA as a source of income) until your brother is able to find a way to get the park to accept his tenancy. I cannot see any other options that won't take a long time (like your brother being able to pre-pay a year's rent on the lot).

they cant discriminate because he is self emplyed....they can and have to accept copies of his income tax returns as proof of income. furthermore...why don't you all just have the mobile home moved to a new locationf?
