Best suburb to buy house in Sydney?

Of course it depends on budget, but where do you think is the best suburb to buy a house in Sydney in terms of an area that is up-and-coming (but not yet hit the roof in terms of prices), convenient (not too far from center with good transport facilities), and near water? I am keen to buy a 2-3 bedroom house that requires a bit of do-up work to live in for the meantime that has potential to gain value over the medium term (5-7 years). Budget up to around AUD$600~700k. Thanks for any ideas, I'm just starting my research now!

Newtown is a great bustling area just a short distance from the city with a really cool vibe. Lots of places to eat, nightlife, theatres, bookstores etc. Its like the only inner city suburb that hasn't reached insane prices just yet and i think prices are likely to go up. Its very convenient, about $10-15 for a cab to the city, there are also buses and trains close by. You could buy a slightly crappy old terrace house and do it up with a bit of hard work. As far as being near water goes, it depends how near you want. Its fairly close to pyrmont and darling harbour but not all that close to beaches. One of the possible issues with newtown though is that it is close to the university of sydney, student sharing houses is part of what has kept the area cheaper but prices are creeping up and pushing students out of this fantastic suburb. Another suburb which is similarly close, very nice location near water with decent transport is balmain, but its a fair bit more expensive.

If your budget was a lot less, I would suggest the St Clair area. About 1 hour commute to the Sydney CBD, and house prices are low. $320,000 for a 3 bed house. Rental incomes can be reasonable too. I get $420pw for a $420,000 5 bed, 2 bathroom house.

I suggest places around the Inner West such as Drummoyne, Concord, Breakfast Point, Burwood, Ashfield or even Strathfield. This area is well serviced by transport to and from the CBD and travel time is not long compared to many other places. This area can be a bit expensive but not as expensive as places on the North Shore or in the Eastern Suburbs. With your budget, you can probably still get a house in the Inner West but in the southern parts of the area which is near South Western Sydney like Enfield or Strathfield South, which are industrial. South Western Sydney is where I live (Bankstown) and it isn't bad at all like what many others think. Many people live in this area as a cheaper alternative to living in the Inner West as the distance from the CBD is similar. The areas I mentioned are not beach suburbs but some parts of the Inner West is situated adjacent to a river and is in view from some suburbs.
